Specifying at Scale: Appliances in Multi-Residential Development

Specifying at Scale: Appliances in Multi-Residential Development

Multi-residential development presents appliance specification in a different register entirely. Where a custom home is a singular design exercise, an apartment project might see the same kitchen typology repeated across 40, 80, or 200 dwellings - each requiring the same level of specification integrity, delivered within a development budget that has no room for error.

This is specification as systems thinking. And it demands a different relationship with your appliance supplier.

The Three Tiers of Multi-Residential Specification

Not all apartments are specified the same way, even within a single development. It's useful to think in tiers:

Tier 1: Entry-Level and Investor Stock

These kitchens need to perform reliably, photograph well for marketing, and require minimal ongoing maintenance. The specification priority is consistency, value, and serviceability at scale. Brands like Beko and Electrolux offer strong warranties, contemporary aesthetics at accessible price points, and the kind of supply reliability that a 200-unit development requires.

Key specification principles at this tier: avoid anything with complex electronics that may need specialist servicing; prioritise induction cooking (easier for body corporate maintenance and better suited to apartment ventilation constraints); select integrated or semi-integrated dishwashers with panel overlays that can absorb minor joinery variation across a large build.

Tier 2: Mid-Market Owner-Occupier

This is where the specification story starts to matter to the end buyer. Purchasers in this segment are making a decision, in part, on the quality of the kitchen fit-out. Named brands - Fisher & Paykel, Smeg, AEG — carry recognisable equity that supports marketing and valuation. The specification should be legible to a buyer standing in the display suite.

In the mid-market segment, the appliance brand is part of the sales story. It's on the marketing collateral, it's in the display suite, and it's in the contract of sale. Get the specification wrong and it becomes a negotiation point.

At this tier, consider specifying a brand suite — coordinated appliances from a single manufacturer - which simplifies procurement, creates a cohesive visual in the kitchen, and makes after-sales coordination straightforward. Fisher & Paykel's contemporary suite, for instance, can run from cooktop through oven, rangehood, dishwasher, and refrigerator in a consistent aesthetic language.

Tier 3: Premium and Ultra-Premium

Prestige apartment developments, penthouses, and high-end townhouse projects demand the same level of appliance sophistication as a luxury custom home — but at volume. Miele integrated column refrigeration, Schweigen undermount extraction systems, and ILVE cooking all have a presence in this segment. The specification and procurement process here is more intensive, but the margin it creates in sales value is significant.

At this tier, we recommend a bespoke specification process: our trade team works directly with the project designer and developer to develop a specification that's distinctive to the project, rather than a default catalogue selection.

Volume Procurement: What to Expect

Multi-residential procurement requires a level of supply assurance that retail purchasing cannot provide. Lead times, batch delivery, site storage requirements, and installation sequencing across a build programme are all variables that need to be managed at a project level.

Designer Appliances works with developers and their design teams on:

–         Volume pricing and project-specific supply agreements

–         Staged delivery scheduling aligned to construction programme

–         Consistent specification across all units, with documentation to support QA processes

–         Display suite supply and specification - often specified slightly ahead of the main contract

–         Post-completion warranty and service coordination

Sustainability and Energy Ratings in the Specification

Multi-residential developments are increasingly subject to planning requirements and Green Star or NatHERS benchmarks that affect appliance specification. Induction cooktops, heat pump dryers, and high-rated dishwashers and refrigerators all contribute to energy performance calculations. Our team can advise on energy rating data across our range to support your documentation and compliance requirements.

At scale, even a half-star difference in appliance energy ratings has a measurable impact on a development's overall performance - and on the ongoing running costs of future owners. This is increasingly a point buyers are asking about.

A Development Partner, Not Just a Supplier

Multi-residential projects require a supplier relationship that extends well beyond the transaction. From specification sign-off through to defects liability period, Designer Appliances provides the continuity of relationship that a project of this scale demands. We've supported developments across Australia - from boutique five-lot townhouse projects through to large apartment towers - and we understand the rhythms and pressures of the development process.

If you have a multi-residential project in early design or feasibility, we'd welcome a conversation at that stage - before the specification is locked.
