Renovation Intelligence: Specifying Appliances When the Structure Already Exists

Renovation Intelligence: Specifying Appliances When the Structure Already Exists

Renovations are where design skill is tested most honestly. Unlike a custom home on a cleared site, a renovation asks you to work with what exists - the floor plan that can't fully change, the ceiling height that won't get taller, the client budget that has already absorbed structural surprises. Appliance specification in this context isn't about the perfect solution. It's about the best solution within real constraints.

And that requires a different kind of specification intelligence.

The Constraint Map: What You're Working With

Before recommending a single appliance, a good renovation brief should capture the existing spatial and services reality:

–         Existing cooking zone position - moving a gas line or 3-phase power point is a significant cost

–         Rangehood extraction path - does a roof cavity, external wall, or recirculation approach make sense given the building structure?

–         Refrigeration recess dimensions - many older kitchens were built around 600mm-deep fridges; newer integrated columns run 650mm and require cabinetry adjustment

–         Dishwasher plumbing location — waste and supply points are often fixed in slab construction

–         Ceiling height — this determines whether a full-height oven tower, rangehood height, and overhead cabinetry are achievable together

The appliance specification needs to solve for all of these simultaneously. This is why engaging us early in the renovation design process — before documentation — reduces the risk of spec changes during construction.

Making the Most of a Constrained Footprint

Smaller renovation kitchens often benefit from the appliance specification being counterintuitively ambitious. A single cavity oven with a separate compact oven above — rather than a double oven stack — can recover 150mm of bench height. A Fisher & Paykel single DishDrawer in a butler's pantry adds dishwashing capacity without relocating plumbing. A slim 60cm integrated fridge column paired with a separate underbench wine cabinet can achieve refrigeration volume in a footprint that won't take a 90cm French door model.

In renovation work, the specification isn't just about the product — it's about how the product unlocks space, light, and usability that the existing floor plan couldn't otherwise offer.

Brand Selection for Longevity and Serviceability

Renovation clients are often investing in a home they intend to occupy for a long time. This makes brand longevity and after-sales service a genuine specification consideration — not just a sales point. Miele's 20-year testing standard, Fisher & Paykel's Australian service network, and Smeg's consistent parts availability are real factors when you're specifying into a home that won't be renovated again for fifteen years.

At Designer Appliances, we carry brands with established Australian service infrastructure, which matters particularly in renovation contexts where the joinery and appliance integration is more complex to repair around if something goes wrong.

Sequencing: The Renovation Timeline Problem

The most common appliance-related issue in renovation projects isn't specification - it's timing. Appliances ordered too early can be damaged on site. Ordered too late, they hold up kitchen installation for weeks. Some premium brands carry 6–12 week lead times that need to be built into the programme.

Recommended sequencing framework:

–         Appliance specification confirmed - at or before design development sign-off

–         Appliance order placed - once structural work and rough-in services are confirmed (typically after demolition and framing)

–         Delivery to site - coordinated with cabinetry installation; appliances should arrive after joinery is in, not before

–         Connection - by licenced trades at practical completion stage, not during fit-out

Working With Us on Renovation Projects

We understand renovation projects move faster, involve more variables, and often require decisions to be made with incomplete information. Our specialists are accustomed to working through options within a brief not just presenting a catalogue - and can advise on equivalent specifications at different price points when a budget shifts mid-project.

Your renovation clients have already made a significant investment in their home. The appliances you specify are one of the highest-visibility outcomes of that investment. We're here to make sure the specification holds up.
